The oldest trick in this business is telling a seller a number they want to hear, taking the listing, and then grinding them down with price reductions for four months. It works — for the agent. It costs the seller real money, because the deepest pool of buyers looks at your home in its first two weeks and never comes back.

So I'll give you the honest number, show you exactly which comparable sales I used to get there, and tell you what it would take to get more. Sometimes that's $4,000 of prep work that returns $20,000. Sometimes it's waiting a season. Sometimes it's just listing at the right price on day one.

And unlike most agents, I can actually get the prep work done — my company has the cleaners, the handymen and the trades on staff.

Not a portal estimate and not a flattering guess. Actual closed sales, adjusted for condition, lot, view, upgrades and HOA. You see the same data I do.

A prep list ranked by return

I'll walk the house and tell you what's worth doing and what isn't. Most sellers over-invest in the wrong rooms. Paint, light fixtures, landscaping, deep cleaning and decluttering beat a new countertop nearly every time.

We do the work — not just recommend it

Cleaning, pressure washing, touch-up paint, handyman punch list, haul-away. My crews handle this every day. You aren't left calling five contractors who don't show up.

Photography, video and floor plan

Professional stills, walkthrough video and a measured floor plan. Buyers self-select from photos before a human ever sees the house. This is not the place to save money.

Launch with a plan for the first fourteen days

MLS and syndication, targeted social, direct outreach to agents with matching buyers, and a showing schedule that concentrates traffic instead of scattering it.

What showings said, what the competition did, whether the market moved. If we're wrong on price, you'll hear it from me in week two — not month three.

Negotiate the whole offer, not just the number

Financing type, appraisal gap language, inspection period, repair caps, closing date and post-occupancy. A slightly lower offer with clean terms often nets you more and closes.

Inspection response, appraisal issues, lender delays, title problems, insurance surprises. This is where deals die, and it's where I do the most work.

Prep That Pays

The cheap things that move the price.

  • A genuinely deep clean. Not a tidy — baseboards, grout, vents, inside the appliances, the garage floor. Buyers read “clean” as “well maintained.”
  • Declutter and depersonalize. Remove roughly a third of the furniture and most of the personal photos. Rooms photograph larger and buyers can picture themselves in them.
  • Paint the tired walls. The single highest-return dollar in this whole list.
  • Fix every small broken thing. The sticking door, the running toilet, the dead bulbs, the loose handle. Individually trivial — collectively they read as neglect and invite a lowball.
  • Pressure wash and tidy the landscaping. The exterior sets the buyer's expectation before they open the door.
  • Handle the smell. Pets, smoke and mildew are deal-killers and sellers are nose-blind to their own homes. I will tell you honestly.
  • Gather your documents early. Survey, permits, warranties, HOA docs, roof and AC records. Missing paperwork stalls closings.

Selling Something Unusual?

A few situations I'm especially useful for.

You're selling a rental property

Tenant rights, lease timing, showing access, turnover condition and whether to sell occupied or vacant. I work with tenanted properties constantly and can get the home show-ready between guests or between leases.

You're out of state

A large share of Central Florida owners don't live here. I can be your eyes, run the prep work, meet the inspectors and photographers, and handle a remote closing. You may never need to fly in.

The home needs real work

We'll compare it honestly: what it nets fixed versus what it nets as-is to an investor. I'll show you both numbers, including the cost and timeline of the repairs, and let you decide.

You're selling and buying at once

The genuinely hard one. Contingencies, timing, bridge options, post-occupancy agreements — and a realistic plan for where you sleep between the two closings.

It's an inherited or estate property

Usually needs clearing, cleaning and repairs before it can be shown, often with family members in several states. My crews do the clear-out; I'll coordinate the rest.

It didn't sell with someone else

Almost always price, photos, condition or access — and usually more than one. I'll tell you which, plainly, before you sign anything with me.

Common questions

What's my home actually worth?
I'll tell you in person, with the comparable sales in front of you, at no cost and with no obligation to list with me. If you just want a number for planning or for an estate, that's a completely legitimate reason to call and I'll treat it that way.
What's your commission?
Commissions are negotiable and always have been. I'll quote you a specific number for your specific property and explain exactly what it covers — including the prep work, photography and marketing I bring — and what compensation, if any, you choose to offer a buyer's agent. You'll see it all in writing before you commit to anything.
Should I sell now or wait?
Depends on your equity position, your rate, where you're going next, and what inventory looks like in your specific community — which varies a lot across Central Florida. I'll give you the read, and if waiting is right, I'll say so and check back when you ask me to.
Do I have to do the repairs you recommend?
No. It's your house and your money. I'll show you the estimated return on each item and you decide how far to go — including all the way to as-is. What I won't do is pretend the condition won't affect the price.
How long will it take?
Priced correctly and prepped properly, most homes in this market attract their serious interest early — and then closing typically runs about 30 to 45 days on financed offers. The houses that sit for months are almost always priced ahead of their condition. I'll give you a realistic timeline for your home, not an average.
