ChampionsGate is really two communities behind one set of gates. The Retreat is the Lennar-built vacation section where short-term rental is the intended use, guests get two waterparks, and every home has a private screened pool. The Country Club, Stoneybrook and Stoneybrook South are residential and do not permit nightly rental. They share a name, a postcode and an entrance, and they are not interchangeable.

The address says Davenport; the parcel is in Osceola County. ZIP 33896 straddles the county line, so a mailing address tells you nothing about which tax stack applies. It matters: Osceola's combined lodging tax is 13.5% against Polk's 12%, and Osceola has no platform agreement for the 6% tourist development tax — so unlike some counties, nobody files that portion for you.

The dues structure is the thing that catches buyers. Retreat dues, master association dues and the Oasis Club charge arrive separately, and a listing quoting “$545 a month” is usually quoting one of them. Add the $2,000 capital contribution at closing and a CDD assessment that varies by bond series, and the real carrying cost is materially above the advertised figure. Dues do buy a lot here — Spectrum internet and cable, full lawn care, daily valet trash, nightly security patrol and townhome exterior maintenance — which genuinely simplifies owning from out of state.

HOA schedules, district budgets and the leasing article of the recorded declaration must be confirmed for the specific parcel and village before you rely on them. Rate and occupancy figures are market-level proxies, not measured community performance.

  • You want an unambiguous rental position inside a section that was designed for it.

Look elsewhere if

  • You are shopping on the advertised HOA figure. Dues arrive as three separate bills and a listing almost always quotes one of them.
  • You want a low carrying cost. Between the three bills, the CDD and the $2,000 capital contribution, this is not the cheap way into the corridor.
  • You are looking outside The Retreat. The Country Club, Stoneybrook and Stoneybrook South do not permit nightly rental at all.

Due diligence

Before you write an offer here

  1. Which village the parcel is in, confirmed in writing. This is the single most expensive thing to get wrong here — The Retreat permits nightly rental and the residential villages do not, behind the same gate.
  2. All three dues schedules — Retreat, Master and Oasis Club — plus the capital contribution due at closing.
  3. Which bond series funded the phase, because the district assessment varies by lot rather than being one community figure.

I do all of this before you are emotionally attached to a house, and I put the answers in writing. It is the part of the job that actually saves people money.
