Reunion is the top of this market — condos from around $310,000 to estates in the millions — and it has one rule that matters more than every cost figure on this page. Club membership attaches to the home, not to the owner, and a home that does not carry membership can never add it. Two houses on the same street, identical in every other respect, are different assets if one has membership and one does not.

It compounds: guest amenity access requires the membership and that the home is managed by a Preferred Partner. So a buyer who acquires a membership home and then puts it with the wrong manager has still lost the water-park and club access that justified the price. If you are buying here to rent, establish the membership status and the management requirement before anything else — the dues, the two district assessments and the tax rate are all secondary to that one question.

Due diligence

Before you write an offer here

  1. Membership status, in writing. This is the single most expensive thing to learn late anywhere in the corridor — membership attaches to the home and a home without it can never acquire it.
  2. Which of the two districts applies to the parcel, and that neighbourhood’s own dues schedule.
  3. The management requirement for guest amenity access, before you underwrite a rate that assumes guests can use the club.

I do all of this before you are emotionally attached to a house, and I put the answers in writing. It is the part of the job that actually saves people money.
