At Encore, the water park is locked to the management programme.

Mandatory club membership, a joining fee, one of the heaviest district assessments in the corridor — and guest access to the amenity everyone comes for depends on who manages the house.

Encore is a genuinely impressive resort with a water park, a full amenity programme and large homes running from the $400,000s to about $1.5 million. It also has the most constrained ownership structure in this guide, and the constraint is not financial.

Water-park access is tied to the management programme. Guests staying in a home managed by Jeeves or Rentyl get the amenity; guests in an off-programme home get the house alone. Since the water park is the reason a large share of guests choose Encore, an owner who places the property with an outside manager is marketing a materially different product at a materially lower rate.

The cost side compounds that. Dues near $975 to $994 a month include a mandatory club fee on top of POA dues, there is a joining fee of roughly $1,422, and the district assessment runs $2,681 to $3,314 a year. This is a high-carry community, and the case for it rests on the rate the full amenity package supports — which is exactly what you lose if you go off-programme.

Figures are current as of the dates shown and change. Confirm the current club fee, joining fee and the management requirement for amenity access with the association before you rely on any rate projection.

Run it yourself

Encore Resort at Reunion’s numbers, in the calculator

The short-term rental calculator opens preloaded with this community’s nightly rate, occupancy, dues and district assessment, so you are arguing with real figures rather than a generic default. Every field is still editable.

Encore Resort at Reunion suits you if

  • You will run it on-programme with Jeeves or Rentyl, so your guests actually get the water park they booked for.
  • You want a genuine destination resort with a full amenity operation rather than a community pool and a clubhouse.
  • You are buying large and targeting the premium group traveller.

Look elsewhere if

  • You want to choose your own manager. Off-programme guests do not get water-park access, which is most of why they chose Encore.
  • You want a manageable carrying cost. Dues near $985 a month plus a mandatory club fee, a joining fee and a $2,681–$3,314 district assessment is the heavy end.
  • You are yield-focused on a modest basis. The economics here need the premium rate the full package supports.

Due diligence

Before you write an offer here

  1. Exactly what off-programme guests can and cannot access, in writing, before you underwrite any nightly rate.
  2. The current club fee and joining fee, separately from POA dues, since listings often quote only one component.

I do all of this before you are emotionally attached to a house, and I put the answers in writing. It is the part of the job that actually saves people money.

A walk through Encore Resort at Reunion

I am filming community tours — the amenities, the drive to the parks, and the parts the marketing photos leave out. Not up for this one yet. Ask me and I will walk it on video with you live instead, which is better anyway because you can point the camera.

Common questions

Encore Resort at Reunion questions

Can I use my own property manager at Encore?
You can, and it costs you the amenity. Water-park access is tied to stays managed by Jeeves or Rentyl — off-programme guests get the house and not the water park, which is the thing a large share of them chose Encore for. That gap shows up directly in the nightly rate you can hold.
What does the mandatory club fee cover?
It funds the resort's amenity operation and it is not optional — there is no version of Encore ownership without it. It sits on top of POA dues, with a joining fee of roughly $1,422 at purchase. Get the current figures for each component separately, because listings routinely quote only one.
Is Encore worth the carrying cost?
Only if you run it on-programme and the premium rate the full amenity package supports actually materialises. With dues near $985 a month plus the club fee and a district assessment over $2,600 a year, this is the heaviest carry in the guide. Run it in the calculator both ways before deciding.

This page is about whether the numbers work. For everything inside the gates — the amenity stack, the floor plans by builder, what the resort is actually like to stay in — I keep a much longer community guide on my other site.

Let's Talk

Thinking about Encore?

The whole question here is whether the rate the full amenity package supports covers a carrying cost near $1,000 a month plus the district. Send me the address and I will run it both ways — on-programme and off — so you can see what the management requirement is actually worth.
