Why It's Built This Way

Every other rental site wants your number before it tells you anything.

You know the drill. You answer eleven questions, hit submit, and get a phone call from four different “agents” who bought your information. Nobody ever actually answers your question.

This one gives you the answer on screen, for free, whether or not you ever tell me who you are. If what you see is useful, the form at the end is right there. If it isn't, you've lost a minute and I've lost nothing.

And the reason I can be useful about this at all is that I don't just sell real estate. My crews clean and maintain homes across Orlando, Kissimmee and Davenport every week. When you send me an address, there's a real chance somebody on my team has been inside it.

The Honest Part

The matcher will tell you things you didn't want to hear.

That's deliberate. A three-bedroom house with a fenced yard under $2,000 is close to a unicorn in Central Florida right now. A seventy-pound dog will get you declined more often than a rough credit score will. Davenport is not walkable and no amount of wanting it to be will change that.

You'd rather find that out in sixty seconds here than after three weekends of touring and two lost application fees.

Common questions

Do I have to give you my email to see my result?
No. The profile, the suggested areas and the straight-talk section all appear on screen the moment you finish the last question. The form underneath is optional — it's there if you want me to go pull actual listings that match, and it comes pre-loaded with your answers so you don't have to type them again.
What does it cost me to use you as a renter?
On the large majority of rentals, nothing — the landlord or the community pays the leasing commission. If a specific property is an exception, I'll tell you before we look at it, not after you've fallen in love with it.
Why doesn't the quiz ask about kids, marriage or school ratings?
Because it legally shouldn't, and honestly it doesn't need to. Familial status is a protected class under the federal Fair Housing Act, and a real estate agent recommending neighborhoods based on whether you have children is the textbook definition of steering — it's what enforcement actions are built on. The actual housing need behind “we have kids” is bedrooms, a yard and a second bathroom, so that's what I ask for. On schools, I'll pull the assigned attendance zone for every address we look at so you can evaluate it yourself against the district's own data — but I won't rank them for you, and you should be wary of any agent who does.
How accurate are the suggested areas?
They're my starting picks, not a listing feed and not a dataset. Think of them as where I'd point you first if you called me and described yourself the way you just did — then we'd narrow it down against what's actually available the week you're looking. Rents move every quarter, so I'd rather give you real numbers in a conversation than publish a figure here that's wrong by the time you read it.
I have a big dog and my credit isn't great. Is this a waste of time?
No, but it changes the strategy, and you should tell me both up front. Large dogs and thin credit both push you toward private landlords and away from managed apartment communities, where the rules are automated and there's nobody to make an exception. Some communities will work with a larger deposit, a co-signer or documented income. The worst outcome is paying four application fees at places that were never going to say yes.
Do you cover Tampa, St. Pete and the Space Coast?
My license covers all of Florida, so yes, I can work those markets with you. But I'll be straight: my crews and my week-to-week are in Orange, Osceola and Polk, and that's where I can tell you what a street sounds like at 7am from memory. Outside that core I'll either work it properly with you or hand you to an agent I actually trust and stay in the loop — your call, and I'll say which one I think is better for you.
Can you help if I'm relocating and can't tour in person?
That's a large share of what I do. I'll walk properties on video with you, on your schedule, and point the camera at what people forget to check — water pressure, closet space, the parking situation, what the unit next door sounds like through the wall.
Is renting the right move, or should I be buying?
Sometimes renting is clearly right and I'll say so. If ownership is somewhere on your horizon, run the numbers yourself first with the rent vs. buy calculator — it credits you for investing the difference rather than assuming buying always wins. Then we can talk about whether the lease you sign this year should be twelve months or month-to-month.
