The state licence
If you rent to guests for six months or less, you are operating a public lodging establishment in the eyes of the state, and that requires a licence before the first booking. It is not optional, it is not triggered by volume, and it is not waived because you only do it in season.
Two shapes it comes in:
- Single — one dwelling, one licence.
- Collective — multiple units in the same county under one licence, priced per unit. This is what a manager with a portfolio holds.
A single-family licence typically lands in the $170 to $400 a year range depending on unit count and timing. The licence also brings you into the state’s inspection regime, which is where balcony certification and life-safety requirements attach.
The local licences
Cheap, annual, and trivially easy for anyone to check. A neighbour who wants you gone does not need to prove noise or parking; they can just report that you are operating without a BTR, which is verifiable from your own listing in about a minute.
The order, and the timing
