Windsor Cay is the newest of the communities in this guide and sits on the Lake County side, near Clermont. The headline advantage is not the amenity package — it is the compliance load. Lake County’s combined lodging tax is 11%, the lowest of the four counties. Airbnb collects the tourist development tax here, which it does not in Osceola. And there is no county business tax receipt to obtain.

For an owner who lives out of state, that combination genuinely matters. Osceola owners self-remit a 6% tourist development tax every month, for every month, including empty ones. Here that obligation largely does not exist. It is the single clearest operational argument for the Lake County side of the corridor.

The costs are ordinary for a newer community: a moderate district assessment, dues in the high $400s to $600, and a $3,000 capital contribution at closing. The trade is distance — this is further from the parks than the Osceola communities, and drive time is something the market prices in both nightly rate and resale.

  • You want new construction and are comfortable further from the parks.

Look elsewhere if

  • Drive time to Disney is your main selling point. This is the far side of the corridor and the market prices that.
  • You need a low entry price — new construction starts around $523,000.
  • You are underwriting on realtor occupancy projections of 62–67%, which run above every independent provider.

Due diligence

Before you write an offer here

  1. That Airbnb still collects Lake County’s tourist development tax. Platform agreements change without notice and the obligation is always yours, not theirs.
  2. The $3,000 capital contribution and what else is due at closing.

I do all of this before you are emotionally attached to a house, and I put the answers in writing. It is the part of the job that actually saves people money.

And there is no county business tax receipt to obtain. An Osceola owner files a county return every month including empty ones; here that largely does not arise.
How far is Windsor Cay from Disney?
Further than the Osceola communities — this is the Clermont side, on the far edge of the corridor. The market prices drive time in both nightly rate and resale, so treat the lower tax and lighter compliance as compensation for it rather than as free.
Are the projected occupancy figures realistic?
Realtor projections of 62–67% run above every independent provider. AirROI shows 41.3% for Four Corners and 48.8% for Clermont; AirDNA shows 59% for Clermont on a booked-versus-available basis. Underwrite on the market range and treat anything above it as upside you have to earn.
