Owners build comp sets out of houses that flatter them. Your real comp set is same bedroom count, same guest capacity, same community, same pool situation — and it is usually smaller and cheaper than you think.

Your 4BR ChampionsGate pool home competes with the 20–40 other 4BR pool homes inside that gate, not with 4BRs in Winter Garden and not with the 6BR down the street.
