Why Assumptions Are the #1 Cause of STR Failure

Not bad markets or bad luck. The thing that takes people out is something they were completely sure about and never checked.

People do not lose money in this business because the market turned. They lose it because of something they were completely sure about and never checked.

That is not a motivational line. It is a pattern, and once you see it you cannot unsee it.

Nobody loses money on the thing they were worried about

Think about what you have already researched. You have probably looked at nightly rates. You have looked at purchase prices. You may have run a mortgage calculator four times. Those are the things you are anxious about, so those are the things you checked, so those are almost never what hurt you.

What hurts you is the thing you said out loud in a confident voice and moved past. “The HOA allows short-term rentals.” “Airbnb handles the taxes.” “My insurance covers it.” Statements of fact, delivered with certainty, sourced from somebody who was also just repeating what they heard.

There is one cheap window, and then it closes

Every item in this level is nearly free to verify before your inspection period closes, and painfully expensive to discover afterwards. That is the whole shape of the thing.

Got it? Then here are the only three rules you need.

The three rules

One: get it in writing, from the party that can enforce it. Not the listing agent. Not the seller. Not a Facebook group, however confident. The association, on letterhead. The permitting office, by email. The carrier, in the policy.

Two: ask the question that has a number in the answer. “Are short-term rentals allowed?” gets you a cheerful yes. “What is the minimum lease term in the recorded declaration, including all amendments?” gets you a number, and the number is the truth.

Three: assume every answer has an expiry date. County platform tax agreements change. Associations amend declarations. Jurisdictions impose moratoriums. What was true in 2022 is not evidence about today.
