Why you care
This is the number in every projection tool and every seller’s pitch, and it is the top of a waterfall with eleven leaks in it. Nobody banks gross.
Worked example
$72,000 gross sounds like a business. After cleaning pass-through, platform fees, HOA, utilities, insurance, taxes and reserves it is about $30,800 before the mortgage and roughly $4,000 after it.
