The Handyman
The maintenance tech who decides whether a broken AC is an inconvenience or a refund.

The 11pm hero. You will not need them often, and when you do it will be urgent, inconvenient, and standing between a guest and a refund.
Two completely different jobs
The batched job. A loose cabinet handle, a sticking sliding door, a blind that will not raise, a bulb in the fixture nobody can reach. None of these is worth a call-out. Eleven of them together is what “tired” and “not as pictured” sound like in a review.
Collect them from the turnover reports and send someone once a month. One trip charge instead of eight, at $75–$95 an hour with a one-hour minimum.
The urgent job. No hot water. The AC is out in August. The smart lock will not open. A guest is in the house right now and every hour costs you goodwill you cannot buy back.

The relationship is the product
Anyone can find a handyman on a Tuesday. What you are actually buying is somebody who answers on a Saturday, and that is earned in advance — by giving them predictable routine work and paying quickly.
What you need from every visit
- Photos of what they fixed, same standard as the cleaner.
- A note on anything they noticed while they were in there.
- An invoice you can actually use if you are claiming against a guest.
