The share of available nights that actually sold.
Why you care
Occupancy on its own is just as misleading as ADR. You can hit 95% by pricing at $89 a night, and you will, if you let a pricing tool chase occupancy without a floor.
Worked example
365 nights available, 18 nights you blocked for your own family, 219 nights booked. Most tools compute it on available nights: 219 ÷ 347 = 63%. Compute it on calendar nights and you get 60%. Know which one your report is using.
