Why you care
It is the only headline number that catches both mistakes at once. Overprice and occupancy falls; underprice and ADR falls; RevPAR drops either way. If you track one number, track this one.
Worked example
$240 ADR × 63% occupancy = $151 RevPAR. The neighbour at $210 ADR and 78% is running $164 RevPAR and beating you by $4,700 a year on the same house.
