Central Florida demand swings hard enough that a flat nightly rate is guaranteed to be wrong twice a year — too cheap in March, too expensive in September.
Worked example
The same 3BR pool home near Disney: $340–450 over Presidents Week and spring break, $110–140 midweek in September. Pricing flat at $250 loses on both ends.
